109 St Georges Terrace

The client: 109 St Georges Terrace, Perth, WA
The project: Chiller Replacement

109 St Georges Terrace was a Greenstar project consisting of replacing their two main reciprocating chillers with water cooled Powerpax Turbocor compressor chillers.

The project was split in two stages, changing out one chiller at a time as to not disrupt building cooling requirements.

The plant room location on these premises made it impossible for us to crane the new and old machines to site so we chose a split vessel type chiller from Powerpax. This consists of the evaporator and condenser vessel being split horizontally in the middle and bolted together with a thick graphite gasket. This allowed us to transport the new chillers up to the 19th floor in the passenger lift and hoisted to the plant room on the 20th floor through an access hatch.

Once the first chiller and all relating equipment was in the plant room we began to dismantle one of the existing chillers. We removed the old chiller from site and began to rebuild the new chiller in the correct position.

A lot of changes were made to the building controls in order to assemble all components together to reach the Greenstar rating. VSD's were placed on the cooling tower fans to be able to vary fan speed and energy consumption when 100% capacity was not required. VSD's were also installed on both chilled water and condenser water pumps to work more efficiently with new chiller controls.

When the new chiller was built and commissioned we allowed it to run for a week to monitor its parameters with the new building controls. Once we were sure the new chiller could cope with building requirements we began to dismantle the second chiller in the plant room.

After completing the installation of the second chiller new control programs were loaded to the building management system. This allowed the staging of the two new Powerpax chillers to run together in the most efficient manner tremendously reducing the energy that was consumed by the old machines.

AMS was involved in the supply and installation of the tenant mechanical services for the new Chevron Australia premises, located within the heart of the Perth CBD at Dynons Plaza 905 Hay St, Perth. The multi story building, consisting of 14 levels (18,000 m2) of office space, was fitted out to suit Chevron's needs of high quality office space, boardrooms and meeting rooms yet still maintaining the base buildings Greenstar and NABERS rating of 4 stars. To achieve this, a gas fired air-conditioning system was used, the first of its kind in Western Australia.

As a global energy saving company, Chevron Australia, was focused on utilizing their natural gas resources to provide an economical, high efficient, low energy usage mechanical services system.

A Yanmar Gas driven VRF system, was installed meeting all of the client targets. The excellent power and performance provided by gas makes gas heat pump air conditioning units the ideal way to comfortably heat or cool large spaces. Variable engine speed control operation and a range of air-distribution functions work together to eliminate any noticeable temperature fluctuations and provide constant comfort. These gas heat pump units also offer outstanding cost-performance and operational efficiency. As well as being energy-saving, they do not require large electrical power supplies. The gas system was the first installation within Western Australia.

The project was run over a period of 7 months and consisted of AMS having a full time supervisor available on site and specially trained technicians, in the Yanmar product. The liaison between client, manufacturer and AMS was crucial in ensuring the success of the project. The project presented numerous challenges due to the gas installation, restricted ceiling space and tight timeline. Through consistent communication, extensive research and developing knowledge of the product AMS was able to achieve a high standard of installation. The gas system is on display at the Chevron offices and has achieved the high target set by both client and AMS.

QV1 Building
AMS Service & Maintenance Client: QV1 Building

The client: QV1 Building, 250 St Georges Terrace, Perth, WA
The project: Cooling Tower Replacement

This project was to replace 4-off Marley brand timber cooling towers with high performance Baltimore Aircoil cooling towers as per the tender specification.

The scope of work included the removal of all existing cooling towers in stages without disturbing the building's air-conditioning system, and the supply, installation, testing and commissioning of new cooling towers, modify and include structures, high and low level access walkways, VSD drives, water treatment system and modify the piping works to suit with the new system.

The introduction of VSD drives and advanced control strategy helped to reduce the power consumption and enabled flexible remote operation of the cooling water system with user friendly BMS interface and monitoring. Advanced cyclone separator improved the water treatment efficiency.

Hatch Building for Charter Hall

The client: Charter Hall for Hatch Building, 144 Stirling Street, Perth

The project: Chiller Replacement and Controls upgrade

Our client Charter Hall needed a speedy solution to their chiller replacement and controls upgrade so they employed AMS.

AMS provided a solution whereby the installation process was reduced in time by prefabricating the pipe work, electrical and support frame work. This enabled all of the major items of equipment to be mounted, piped and wired prior to hoisting on the roof of the Hatch building, four stories to the required location without interrupting services to the occupied building.

The old chiller and pumps were craned off the building on a Saturday and the new equipment craned back onto the building that very same day. When the occupants arrived on the Monday their air-conditioning continued in operation without a single complaint from the occupied space.
